
What Each Manufacturer Requires
GAF EverGuard Extreme warranties (TPO and EPDM, 20-year NDL tier) require annual maintenance by a GAF-credentialed contractor with a maintenance report submitted to GAF within 90 days of service. The report format is GAF-specified — a generic inspection report does not satisfy this requirement. We submit directly to GAF's warranty management system. Carlisle SynTec SureCast and Sure-Weld warranties require similar annual maintenance by a Carlisle-approved contractor. We carry JM credentials and file repair documentation under each building's registered warranty.
Sika Sarnafil and Versico maintain separate warranty programs under the Sika group umbrella. we install both legacy programs and file maintenance documentation under whichever warranty number the building's roof was registered under. For buildings where the original warranty program has transferred between ownership cycles, we trace the warranty registration and verify the maintenance documentation path before the first service.
Repair Work During the Warranty Period
Any repair performed on a warranted roof during the warranty period must follow the manufacturer's detail standard and be documented as a manufacturer-compliant repair. This is where OKC buildings get into trouble after hail events: a building owner calls the first available contractor after a storm, the repair is physically sound but does not use the correct materials or flashing detail for that manufacturer's system, and the repair holds for two or three seasons. When a Claim Is Needed
When a manufacturer warranty claim is warranted — typically a membrane failure at a field seam or a flashing failure at a manufacturer-detailed transition — we coordinate the claim process. We document the failure, identify whether it falls within the warranty coverage scope, notify the manufacturer's warranty department, and schedule the manufacturer's field inspection. We participate in the field inspection and present the maintenance record.
In Oklahoma City's hail environment, field inspections after a storm event sometimes involve the manufacturer attempting to attribute warranty-claim failures to impact damage rather than workmanship defect — impact damage is generally excluded from manufacturer warranties while workmanship and material defects are covered.
